Selling or buying property in 2026? The good news is that transfers can move faster than ever. The less obvious news is that most delays don’t come from the registration process; they come from sellers and buyers who weren’t quite ready when the clock started.

The Usual Suspects

Despite great advances in conveyancing systems and processes, three things still hold up most transfers:

  • FICA compliance: South African law requires identity verification and source-of-funds documentation for all parties. Gather your Identification documentation, proof of address, and income, and if applicable, your marriage documentation in advance.
  • Rates & levy clearance figures: Municipal offices and body corporates set their own timelines. As conveyancers, we request clearance figures as early as possible, but require information to ensure the applications are made correctly. As sellers, this process can be expedited by having your municipal and, if applicable, levy accounts readily available.
  • Bond coordination: If a bond is being cancelled and a new one registered simultaneously, both bank attorneys should be ready on the same date. Misalignment here is one of the most common causes of last-minute postponements.
